Real Estate Problem: Walang titulo

Here’s another real estate problem emailed to us. I am posting this unedited together with the reply of Realtor Gigi.

gud pm po may nais lang po sana ako ihingi ng advise kc yung lupa  na minana ng magulang po nmin ay nkapangalan parin sa mga lolo’t lola nmin at 10 silang magkakapatid . ang napagusapan ay ibenta yung lupa .ang pinagbentahan ay hahatiin  nila.ang nkabili ng lupa ay yung tiyahin kong isa at yung nanay ko po at yung pera napgbilhan ay nahati hati na sa mga magkakapatid.kaso wala po silang docs na pinapirmahan na cila  ang bumili ng lupa at nkuha na rin ng mga kapatid  nila yung parte nila yun nga lang puro verbal agreement. gusto na po nmin ipasubdivide yung lote at ilipat ang titulo sa pangalan po ng mga magulang nmin. anu kayang dapat nmin gawin ska anu pong mga document ang kakailanganin para po mahati at mailipat yung titulo samin?
isa pa pong problema,yung iba pong kapatid nila namatay na.. panu po yun?

Mahaba-habang process ang problema nyo at kailangan nyo dito ay lawyer. But to give you idea of steps, himayin natin. Maraming me ganitong problema at hindi pwedeng madaliin kasi legal process ito.

First, kailangan muna jan ang extra-judicial settlement (find a lawyer) para mailipat sa lahat ng tagapagmana ng lolo’t lola mo. Dahil maraming magkakapatid, tapos yong iba, namatay at me anak rin, kasama yong name nila, kaya magiging super haba ang names na nakalagay sa magiging bagong title. Meron yang publication. Matagal yan dahil ipa-file yan sa korte. Pagkatapos malipat ang titulo nyan, meron pang 2 yrs na hindi pwede ibenta dahil sa Section 4 Rule 74 na itatak sa title at 2 yrs di pwede ibenta ang property or ilipat sa bagong may-ari. Kung sakali man me bumili, maghihintay sila ng 2 yrs before mailipat sa kanila ang title. Reckoning date nyan is the date the title was released.

Pwede rin na magtanong muna kayo sa BIR para malaman kung magkano na ang aabutin ng inheritance tax lalo na kung matagal na namatay lolo’t lola mo.

Mahaba-haba ito at medyo magastos kasi, marami na kayong penalties sa inheritance tax.
Hindi nyo rin ito maililipat o mahahati hanggang di nalilipat ang pangalan ng title sa mga buhay na tagapagmana.

Problema nyan ang gastos. Meeting muna buong pamilya nyo kung sinong gagastos. At kumuha rin kayo ng appraiser para malaman kung magkano ang value ng property para sa hatian, tama ang values na paghahatian.

Don sa mga naga-act as lawyer sa mga colorum agents dito, this is one instance na mahirap makipag-deal sa tinuruan lang ng features ng projects at pwede na magbenta. Ang daming lumalapit sa akin na mga clients ng colorum agents ang kanilang  binilhan ng properties. Gusto lang kasi ng mga corlorum, makabenta, pag problema na ayaw na asikasuhin kasi , either nakuha na nila commission nila or di na alam kung paano iso-solve ang problema kasi di naman sila tinuruan ng developer kung paano. yong mga kawawang clients, pinapaikot -ikot na lang sa mga departments para ayusin kung anuman naging problema. Wala naman kasi silang poprotektahang lisensya.

International Women’s Day

God is so good! He used CFCFFL to spearhead a collaborative undertaking with other groups in the Pro Family and Life Movement.

The various pro family and life groups expected the radical feminists to come out with various ads and activities on Sunday to depict their destructive view of womanhood. (March 8 as declared by the United Nations is the International Women’s Day.)We knew that it was important for us to be where the radical feminists would be, and that is media. The late John Paul II, encouraged women to stand up and form a new feminism, in order to uphold the dignity of womanhood.

So, the concept of our ad is evangelistic. We knew that we should not be preachy. We knew that we had to project that the authentic woman is not the “stereo type woman” that they depict us to be. Thus, it was important to also creatively project the God-given gift of womanhood.

Our ad is a checklist of the godly characteristics of womanhood. It aims to subtly correct the radical feminists’ view focused on the equality and competitiveness to men, and who views motherhood as an enslavement and obstacle to the advancement of womanhood. Thus, their battle cry, “the empowerment and emancipation of women”.

The visual is that of a pregnant mother, to highlight the choice of a fabulous woman:

to bring forth a blessing, the miracle of life.

Our tag line:  Choose life… Celebrate womanhood!

To Him be the glory!

Here’s a nice project for your photo- Fake Magazine Cover. For this project, I use the picture of my daughter Charmagne. Remember her from an old article that I have written: The Law of Least Resistance? That 9 year old girl will be seventeen years old on January 2009 thus I choose the template magazine cover of Seventeen.

How it’s done? Easy! Just go to the site of Fake Magazine Cover. Upload your photo then choose which magazine template you want to use (there’s too many to choose from). The magazine cover with your photo as cover model will open in a new window. Scroll below the picture and click Flash Editor to layout your photo. Then resize and reposition the picture to fit the magazine cover by clicking the +/- button, up/down/left/right arrows and the rotate buttons. Click DONE when you’re finished with the size and position editing. Right click on the photo and save the finished cover magazine in your computer.

Alger Benedict. Bene for short. He is my first child. I conceived him while I’m reviewing for my Chemical Engineering Licensure Exam. No wonder, he is very intelligent, smart, articulate and a quick thinker (So if you want to have intelligent kids, read a lot and read aloud so your baby can absorb all the knowledge while inside the womb).

All We Have Is Today

Note from the Editor

I just can’t help but think of the time when I was contemplating on resigning from work and yet thinking how it will be affecting the family coffers. I already got 5 kids then so I decided to resign and give up the corporate life. And, as expected, our financial status turned negative. Debts have built up but we managed to survive coz the Good Lord provided for our needs. But what’s great, the family relationship have greatly improved and the kids are growing up with great character and attitude. That’s my reward for being a stay-at-home mom. I didn’t wait till I’m ready to resign, for I will never be ready. I didn’t wait till I have saved for tomorrow, for no one’s sure if tommorrow will come. One thing I’m sure of, I have TODAY and I’ll enjoy it with my family while my TODAY lasts.

Paper Trading - Investing in Stocks Without Real Money

My friend told me the other day that she wants to learn how to invest in the stock market but she don’t have the money yet to invest. My advise: Save at least P25,000 for your initial investment but while saving, start learning stock investing. The best way to learn is doing actual stock investing with the use of imaginary money.

This is called Paper Trading. You participate in the stock market using real stock price movement but using not real money. (more…)

Yes, it’s true that more than 20% of our public high school students cannot understand what they are reading.

Yes, it’s also true that in the High School Readiness Test (HRET) given by DepEd to 1st year high school students all over the Philippines, less than 2% was able to get a score of 75% or higher.

It may sound unbelievable but it is true. Making 5000% or more in 5 years is easy during the bull run of the Philippine Stock Market since 2003 to the present. Just for instance, you bought 12,000 shares of MVC yesterday (from lesson 1 you were taught to find the company represented by the codes) at P1.04. That’s an investment of P12,480.00. Unleash the Highest Potential of Your Money

I was able to attend this session of Unleash last June 2 with my husband. It was not the typical seminar/workshop that discussed the serious topic of money management. Unleash called it Edutainment (Educational Entertainment. True enough, you are being entertained while learning. I don’t remember feeling sleepy in those 12-hours training, not even at the holy hour after lunch. How do you feel if you have been listening and learning for 11 straight hours? Super tired? Unleash have miraculously removed that physical exhaustion on the 11th hour when their Executive Vice President Avelyn Garcia lead us to a moment with God, reminding all of us of the goodness and the generous Father in Heaven we all have. The Proper Thawing of Meat and Poultry

I usually have an advance 3 days list for the family meals. It gives me time to prepare the ingredients in advance. One of the most important preparation of meals is the thawing and the marinating of the chicken, pork or beef meat.

The common practice is bringing out the meat from the freezer to room temperature and let it thaw for an hour or more. Another unsafe practice is thawing meat by pouring warm water. In as much as the meat parts will not thaw all at the same time, (more…)

My Hands Just Did It

The other night my children were being creative and crafty while I spent some time reading my e-mails. Their idea of doing crafts is grabbing scissors and paper and cutting like there is no tomorrow! Once they are finished there are bits of paper everywhere. Well, this night was just like any other as far as I was concerned. I fully expected to have to clean up millions of tiny pieces of paper and I really wasn’t disappointed. However, while I perused my messages, Sam came up to me and asked for the stapler to finish his dragonfly. I took a quick glance at his creation not really expecting to see much more than paper haphazardly cut into pieces. I had to take a second look because his creation actually looked like a dragonfly! The best ab exercises are surprisingly easy to do. A study at the Biomechanics Lab at San Diego State University looked at a variety of common abdominal exercises in order to determine what really works. The study compared 13 abdominal exercises, ranging from the traditional crunch to more complicated activities, using at-home and gym equipment.

Each of the 13 exercises was ranked for muscle stimulation (measured with EMG) in the rectus abdominus (the long, flat muscle extending the length of the front of the abdomen) and the internal and external obliques (the long, flat muscles extending along the sides of the abdomen at an angle).
